In land acquisition proceedings under the Land Acquisition Act, 1894, where exemplars from the same revenue estate are unavailable, the Reference Court or High Court is justified in relying upon comparable sale instances from neighbouring areas with appropriate deductions based on the peculiar location and nature of the acquired land; such market value determination being a finding of fact, appellate interference is unwarranted absent a substantial question of law.
