Bona fide sale transactions of similar lands with comparable advantages and potentialities at or about the date of the Section 4 notification constitute the best evidence of market value in land acquisition proceedings, and where such sale deeds exist, courts must prefer them over comparable awards, subject to appropriate deductions for abnormal price escalation or special buyer interest.
