In land acquisition proceedings under the Land Acquisition Act, 1894, where no sale exemplars from the same revenue estate exist, the Reference Court or High Court is justified in relying upon comparable sale instances from neighbouring areas with appropriate deductions, having regard to the peculiar location and nature of the acquired land; such determination of market value being a finding of fact, no appellate interference is warranted absent a substantial question of law.
