In land acquisition proceedings under the Land Acquisition Act, 1894, where exemplars from the same revenue estate are unavailable, the Reference Court or High Court is justified in relying upon comparable sale instances from neighbouring areas, applying appropriate deductions based on the peculiar location and nature of the acquired land; such determination of market value being a finding of fact is not interferable in appellate proceedings absent a substantial question of law.
