In land acquisition proceedings under the Land Acquisition Act, 1894, where no exemplar sale instances exist within the same revenue estate, the Reference Court or High Court may legitimately rely on comparable sale instances from neighbouring areas with appropriate deductions, and such determination of market value constitutes a finding of fact not amenable to interference in appellate jurisdiction absent a substantial question of law.
