In land acquisition proceedings under the Land Acquisition Act, 1894, where no exemplar sale instances exist within the same revenue estate, the Reference Court and High Court are justified in relying upon comparable sale instances from neighbouring areas with appropriate deductions based on the peculiar location and nature of the acquired land, and a factual determination of market value so made will not be interfered with in second appeal absent a substantial question of law.
