Bona fide sale transactions of similar lands with comparable advantages and potentialities, proximate in time to the Section 4 notification, constitute the best evidence of market value for land acquisition compensation; where such sale deeds reflect abnormal price escalation due to buyer-specific interest, appropriate deductions must be made to arrive at fair market value.
